SDA Pricing Updates 2024–25: What NDIS Participants Need to Know

If you’re eligible for Specialist Disability Accommodation (SDA), recent updates to SDA pricing and rent contributions could affect how your housing supports are funded and managed.


As of 20 March 2025, the NDIS has updated its SDA Pricing Arrangements and Price Calculator for the 2024–25 period. While the changes aim to improve clarity for providers and investors, they also reflect adjustments tied to increases in the Disability Support Pension (DSP).

What Is Specialist Disability Accommodation (SDA)?

SDA is housing designed for people with extreme functional impairment or very high support needs. These homes are purpose-built or modified to high accessibility standards and may include:


  • Wider doorways and reinforced walls
  • Structural supports for ceiling hoists
  • Emergency response features and automation
  • On-site support for daily living assistance

SDA does not include personal support services—those are funded separately. Instead, SDA refers to the physical building that allows people to live independently and safely.



What Has Changed in the 2024–25 SDA Pricing Update?

1. Updated SDA Pricing Arrangements

The SDA Pricing Arrangements and Price Limits 2024–25 reflect updated limits across SDA categories, such as:

  • Improved Liveability
  • Fully Accessible
  • Robust
  • High Physical Support

The changes aim to:

  • Adjust for rising construction and support costs
  • Improve value for money
  • Clarify rules for providers and developers

2. Increased Maximum Reasonable Rent Contribution (MRRC)

The Maximum Reasonable Rent Contribution (MRRC) is the capped amount participants contribute toward rent in SDA. It is based on a percentage of the Disability Support Pension (DSP).


As of March 2025, the MRRC has increased in line with DSP adjustments. This means:

  • Your SDA provider may adjust the rent amount you contribute
  • Your NDIS funding will continue to cover the remaining cost

Updated board and lodging amounts are also available and reflect the same DSP-aligned increases. These updates are included in the SDA Pricing Calculator 2024–25.


3. No Changes to SDA Enrolment Process

If you’re currently receiving SDA or in the process of applying, rest assured—the enrolment process has not changed.


However, the NDIS has revised the wording and structure of pricing materials to provide better clarity for:

  • SDA providers and builders
  • Assessors and investors
  • Plan managers and support coordinators

This helps ensure more accurate applications and clearer expectations for all stakeholders.
